Still wondering why variances should be granted to allow LPRD non-conforming plots. Also, how town services including mail, sanitation, snow removal and emergency vehicle access will be affected by a substandard road. Plus, what restrictions will be put in place to prevent more than one single-family detached building per plot. Protect us against future subdivision, detached buildings (larger than a shed), excessive 'parking lots', commercial lighting and fencing.
Without iron clad building restrictions, we will not be able to guarantee the continued welfare of our town against future LPRD challenges.

Josato is requesting ‘special authorizations’ from the Board or Appeals to build 4-homes…Read More on less than the minimum parcel width as required in the LPRD.
In addition, a ‘shared driveway’ is unprecedented in Levittown. A public hearing is scheduled for Wed., March 13 at 2 pm in the Nathan LH Bennett Pavilion, Hempstead Town Hall.

A perfect solution for the plot would be two LPRD ‘conforming homes’ fronting Crocus…Read More Lane and offer the surplus acreage for sale to adjacent homeowners.
This proposal including non-conforming homes, substandard road (‘shared driveway’), and tremendous plots warrants careful scrutiny in regard to protecting the LPRD against this, any future subdivision and the fragmentation of Levittown.
To consider this proposal further, simple mandated building restrictions must include: NO alterations to approved plan - NO more than one single-family detached building per plot - NO subdivision – Limitations to size of accessory buildings and paved area for greenbelt preservation.
Without iron clad building restrictions, we will not be able to guarantee the continued welfare of our town against future LPRD challenges.

While the LPOA may do great work for the Levittown community, and its input may be interesting and…Read More helpful at times, it has absolutely no legal jurisdiction over the North Levittown property. That property had its zoning changed decades ago and sits in the Business X zoning district of the Town.

They were shot down then as the zoning wasnt right for the fit of the project which if I recall was one family houses. They have been holding onto this land for a long time and just submitting one thing after another...Who had the authority then to sell the property to them?It was poor judgement and what revenue has that property brought us in all those years?

The Town Board heard valid points by residents as well as from the heart warming Veterans. Josato was overwhelmingly defeated by the the Town Board. I commend them for a job well done. This was a very important decision for the future of Levittown. God Bless Levittown! And God Bless American. The people have spoken.

Josato is a builder who is looking to make a tremendous amount of money building whatever he can. But as of now, he cannot do very much because of the protection of the LPRD as stated by Henry. The purpose of the LPRD is to prevent the destruction of open land as it was planned originally. The claim that it will be a 55 and over community is not written in stone, it could be a ploy to make this more appealing to the public. If the LPRD is changed to a CA, then it could be a 55 and over community or anything that the builder wants to build.. It will give not only Josato but any builder the opportunity to buy up property and build multi-family housing where ever they can, maybe next door to you.. So if a mosque is in the plans, without the LPRD it may very well come to pass as well as many other housing projects. Levittowners must attend the Oct 3 meeting to oppose the raping of Levittown we must preserve the LPRD.

I had heard a while back, before the church was built, that a mosque was going in there. (there is…Read More one in Hicksville or Bethpage too). Then, after it was being put up, it caught fire. I heard then that the fire was started BECAUSE it was a mosque, and that after that the crosses were put up and a sign saying it was a CHURCH OF INDIA to discourage any attempt at vandalism. Why WOULDN'T a developer be able to put a mosque there? Or are you talking about what Greg mentioned... about a possible mosque being put up on the Crocus Lane site?

We must challenge Josato, LLC’s pursuit of “Special District” rezoning. Unlike Josato, we don’t have lawyers on retainer to fight for us. But we do have local government representatives, working on our behalf to who we must communicate our opposition to this rezoning request.
Despite the very difficult meeting date (following a holiday), I hope you and your neighbors, will join me at this critical meeting. If it is impossible for you to attend, you can still express your opposition by writing your Town of Hempstead Supervisor, Kate Murray and Councilman, Gary Hudes at the Town Hall address above. For your correspondence to be recorded, it must include your name (print & sign), full address and phone number.
As a good neighbor, the builder must build within the constraints of the current Levittown Planned Residence District single family zoning. Working together, we can stop this rezoning, preserving the character and suburban quality of life we currently enjoy and keep Levittown the great place in which to live, work and raise a family.

Spot zoning and certainly no business should be permitted within any residential zoned one-family dwelling area.
Together, we can stop this. Contact your representative right away and join us at the public hearing on September 4th.

The Nassau County Environmental Bond Acts, which passed with 77% of the vote, called for the County…Read More to preserve 400 acres of open space. The County has made numerous acquisitions of estate properties on the North Shore, Fruggies Farm in East Meadow etc. To proceed with Segment F, (which includes the sites owned by the Josato Group) I understand the County made them an offer which they turned down. As I understand it, Counties typically make fair market value offers for lands. It seems that the Josato Group believe their land is worth a lot more than a fair market value offer, so, it is up to the Community to help them adjust their thinking. If you are opposed to the condo development, it is crucial that you 1). voice your opposition to David Weiss, Chairman of the Board of Appeals, Kate Murray, TOH Supervisor and Gary Hudes, Councilman at One Washington Street, Hempstead, NY 11550 2). keep an eye out for the Town hearing on this issue and make it a point to attend and voice your opposition 3).
